Process

While every project is unique, the following explains the different phases of the design process.

Initial Meeting

​All projects start with an initial meeting where we review the goals for your project. I prefer to meet at your current residence so that we can walk through and discuss what works and what doesn’t work for you and your family. There is no charge for this initial meeting.

Proposal

After I have a better understanding of the scope, I will submit a proposal outlining my understanding of your goals and my design fees. Upon your acceptance of the proposal, I will send you a contract for review. An initial downpayment is due upon execution of the contract. This payment will go towards your total contract amount.

Design Phase

And now the fun begins . . . During the design phase, I will create floor plans, elevations, and basic 3D perspective drawings of a proposed design solution based on your criteria. I will share at least 2 different options at our Design Meeting. I will walk you through the drawings and listen to your feedback and preferences. After this initial design meeting, I will update the drawings and then re-submit them to you for review. This collaboration can be quick, or it can go back-and-forth as needed until we are both pleased with the proposed design.

Permit Phase

After the preliminary design is finalized, I will develop the drawings into a complete package for pricing, permitting, and/or construction. A typically permit set includes Zoning and Code Analysis, Florida Product Approval Chart, Site Plan, Floor Plan, Reflected Ceiling Plan, Roof Plan, Exterior Elevations, Building Sections, Typical Wall Section/Details, Foundation Plan, Framing Plan, and Structural Notes/Details.
